										<content:encoded><![CDATA[<h2>What Does Living on a Managed Estate Mean?</h2>
<p>Some private estates have both freehold houses and blocks of leasehold flats. If you own a home on one of these estates, you’ll be expected to contribute towards the upkeep of shared areas – whether you’re a freeholder or leaseholder. These communal areas can range from private roads and landscaped gardens to boundary fences, play areas, gates, lighting, or even drainage systems.</p>
<p>This guide focuses on freehold house owners (‘Freeholders’) who pay service charges on private estates. Even though Freeholders and Leaseholders may pay towards the same services, the law treats them differently. Freeholders don’t have the same legal protections as Leaseholders, so it’s important to understand how your rights work.</p>
<h2>What Are Service Charges?</h2>
<p>Service Charges are payments made by homeowners towards the cost of maintaining and managing shared areas. They can also sometimes be called ‘Estate Charges’ or ‘Maintenance Charges’. At Alpha Housing Services, we use the term Service Charge for consistency.</p>
<p>In some cases, you might also come across other fees such as Rentcharges or Estate Management Scheme charges. This guide focuses only on Service Charges. If you’re unsure about other charges, your Property Manager can explain.</p>
<h2>Who Actually Manages the Estate?</h2>
<p>Most estates are managed by a Residents’ Management Company (RMC) – a company set up to look after the communal areas. Each homeowner becomes a member, and some volunteer to act as Directors. On other estates, an external landowner owns and manages the common areas instead.</p>
<p>RMCs or landowners often appoint a professional managing agent – like Alpha Housing Services – to carry out day-to-day management, maintenance, and compliance tasks. We report to the Directors of the RMC, not individual Freeholders.</p>
<h2>What Exactly Am I Paying For?</h2>
<p>When you buy a freehold house on a managed estate, your legal paperwork (called a ‘TP1’ or deed of transfer) includes a clause that requires you to pay towards estate maintenance. This sets out what you pay for, how much of the overall costs you cover, when payments are due, and whether you’ll receive annual statements.</p>
<p>Service Charges are usually collected in advance so services can be delivered throughout the year. At the end of the financial year, any leftover funds are credited back in line with your TP1.</p>
<p>If you don’t have your TP1, you can obtain a copy from the Land Registry for a small fee.</p>
<h2>Are There Any Rules About What I Can Do With My Home?</h2>
<p>Yes – some estates have restrictions written into the deeds (TP1). These are designed to protect the look and feel of the estate. Common examples include:</p>
<p><strong>External decoration</strong>: You may need to stick to certain colour schemes.<br />
<strong>External alterations</strong>: Changes like extensions or new windows may need management company approval, in addition to planning permission.<br />
<strong>TV aerials and satellite dishes</strong>: Often treated as external alterations requiring permission.<br />
<strong>Parking</strong>: Narrow private roads may prohibit parking.<br />
<strong>Usage</strong>: Many estates only permit residential use.</p>
<p>Alpha Housing Services enforces these rules fairly and consistently, making sure all homeowners are treated equally.</p>
<h2>What About Accounts and Transparency?</h2>
<p>Alpha Housing Services prepares annual Service Charge Accounts showing income (service charges collected) and expenditure. If your estate has an RMC, it may also issue annual Company Accounts. We usually circulate both sets of accounts so that everything is clear and transparent.</p>
<h2>What If I’m Unhappy With Charges or Services?</h2>
<p>If you’re unhappy, contact us first – we’ll always try to resolve things quickly and fairly. If we can’t, you can use our Formal Complaints Process, which is available on request. As TPI members, you can also escalate complaints to an independent ombudsman if needed.</p>
<p>Remember: we take instructions from the RMC Directors. If you disagree with their decisions, you can raise concerns via our office, or at the company’s Annual General Meeting. In some cases, you and your neighbours may be able to negotiate with an external landowner to take over the communal areas – though this is not a legal right and would depend on agreement.</p>
<h2>Can I Challenge My Service Charges at Tribunal?</h2>
<p>Unfortunately, Freeholders don’t have the same rights as Leaseholders in this respect. Leaseholders can take disputes to a Tribunal to challenge unreasonable charges, but Freeholders cannot. This makes it even more important to understand your TP1 and what it requires.</p>
<h2>What About Health &amp; Safety and Insurance?</h2>
<p>Communal areas (like roads, footpaths, or gardens) must comply with health and safety laws, so risk assessments are carried out. The management company also arranges third-party liability insurance to cover claims for accidents in these areas.</p>
<p>This insurance does not cover your individual home, so you’ll still need your own household insurance.</p>
<h2>Final Word</h2>
<p>If you own a freehold house on a managed estate, you’ll almost certainly need to pay Service Charges for communal upkeep. While your rights differ from those of leaseholders, understanding your obligations and knowing where to turn for support makes things clearer and easier. <p><strong>So, What <em>Is</em> a Director of a Block Management Company?</strong></p>
<p>As a Director you are a voice for your neighbours. You&#8217;re not running everything on your own—far from it. You&#8217;re there to work alongside a professional managing agent (like us at Alpha) to make decisions that keep your building safe, compliant, and in great shape.</p>
<p>You’ll typically be involved in:</p>
<ul>
<li>Attending board meetings and the AGM</li>
<li>Reviewing and approving annual budgets and accounts</li>
<li>Making decisions on maintenance and repairs</li>
<li>Occasionally reviewing invoices or proposals</li>
</ul>
<p>You’re not expected to be a legal expert or a financial guru – you can leave that to your managing agent.</p>

<p>There are legal responsibilities—you are a company director, after all. But most of it comes down to making fair decisions, avoiding conflicts of interest, and working in the best interests of your fellow leaseholders.</p>

They highlight the hard work, dedication, and achievements of professionals within property management. It’s a night where we can come together, share stories, and uplift each other.</p>
<p>Having been in the industry for several years, this event resonates deeply with me and my enthusiasm is abound for the PMA 2024, scheduled for November 21. This year marks the 15th anniversary of these awards, and they promise to be larger and more impactful than ever before. Knowing that we have been shortlisted for three awards—<strong>Growth Property Management Company of the Year</strong>, <strong>Sustainability Award</strong>, and <strong>Major Works Project of the Year</strong>—feels incredible. It reflects the collective efforts of our entire team. We’ve worked hard, and this recognition motivates us and validates our commitment to exceptional service.</p>
<p>As we look towards the future, I see great potential for property management. The industry is evolving rapidly, with sustainability and technology leading the charge. The PMAs are more than just a celebration. They are a launchpad for new ideas and innovations. They inspire hope and drive change. What will be the trends we will witness in the coming years? How can we continue to improve and adapt? These questions linger in my mind as I anticipate the conversations that will spark at the event.</p>

This recognition marks our fourth major award in two years and is thanks to our substantial expansion in managing a diverse portfolio, ever-growing team and let’s not forget our continued excellence in customer care. <p class="p1"><span class="s1">The past year has been exceptionally rewarding not just as a business but also on a personal front, with our Managing Director Piers Wrangham welcoming a new member to his family, baby girl Kitty! Kitty’s arrival coinciding with the award win was a lovely way to symbolise our growth and the nurturing ethos that guides us at Alpha, making it all the more special!</span></p>

Starting from managing just a handful of properties running from a spare room with no support staff, we have grown exponentially to manage over 2,600 units today with a team of property, maintenance and finance specialists who all work closely together. Our scale-up is not just in numbers but also in the quality of service and client satisfaction, as evidenced by the various awards received over the last few years and our proud achievement of never losing a client. It was these achievements, coupled with our commitment to staff development, that significantly contributed to our award win this year.</span></p>

										<content:encoded><![CDATA[<p>We’re thrilled to share some exciting news that has everyone at Alpha Housing Services beaming with pride! We have now been honoured with another award from ARMA (now known as The Property Institute) at the 2023 ACE ceremony. We can now proudly say we are the Managing Agent of the Year (1,000 – 5,000 Units), a crowning achievement for our property management company this year!</p>
<p>A few of our team were able to attend the awards at the legendary Old Billingsgate in London, which saw an impressive turnout of attendees from all corners of the country. With record numbers gathered to recognise and honour the contributions of managing agents, suppliers, and individuals in the property management industry, it was sheer elation to hear our name called again for the third time in 2 years. Clare Crosby, Finance Team Leader, attending on behalf of Alpha, said, “It means a great deal to Team Alpha to be recognised for our hard work and achievements, particularly in such a public forum and surrounded by our industry peers!”</p>
<p>Since our last award win, we have expanded to meet growing demands while upholding our six core values. We demonstrated to the judges how we showed all the requirements of a company that goes above and beyond the industry standards when it comes to our service delivery.</p>
<p>We asked Laura Cooper, our Alpha Housing Property Manager, what she felt about the win, and she really summed it up, “We know we go the extra mile for our clients, but this dedication can sometimes feel unseen. This award is a reflection of the team&#8217;s hard work and attention to detail. It shows we really care about what we do.”</p>
<p>As we set our sights on the future, Alpha Housing Services will stay driven by a vision to create better places to live and work. So, what can you expect to see from us in the coming years? Well, while our sustainability journey has already begun, over the next two years, you will see us continue to take steps to reduce our environmental impact as we pledge to achieve NetZero status.</p>

<p>Wherever you look, studies show employees who feel supported and empowered in their jobs are happier and less likely to leave, and we’ve seen the difference it makes to staff first-hand within Alpha.</p>
<p>Having put wellbeing at the top of our agenda this year, we’ve made numerous changes in the business, many of which led to our shortlisting for the new ARMA wellness award.</p>

										<content:encoded><![CDATA[<p class="p1"><span class="s1">We have had a lot of success being shortlisted, nominated or becoming finalists for various awards over the years, but the win we most coveted was the ARMA (now known as The Property Institute) Award for Outstanding Customer Service, which underpins our company values. </span></p>
<p class="p1"><span class="s1">This award has meant a considerable amount to us as it reflects our commitment to our clients and customers, our primary driver at Alpha. </span></p>
<p class="p1"><span class="s1">Being the leading professional body for property management services, ARMA has over 300 managing agents on their books. Over one hundred applications were made across the awards, including many from larger national agencies. </span></p>
<p class="p1"><span class="s1">Despite tough competition and a record number of submissions, we proved ourselves an industry leader in property management customer service and won!  </span></p>
<p class="p1"><span class="s1">Alpha Housing’s customers are at the centre of everything we do, so to win this award meant a massive amount to our MD and all the staff here. </span></p>
